Surburban H/W problem...

No hot water - 240v/or gas - inside the van... merely warmish.

Operating the relief valve outside gives plenty of hot water, but inside at both the front kitchen & the rear ensuite - just warm. That is on 240v about 5 mins ago - haven't tried that with the gas yet.

Any suggestions?

Have you got filters in the hot water line, and have you changed the anode recently. Perhaps drop out the anode, back flush the unit and try again?

My guess is that cold water is mixing with the hot water - that can happen at the Thermostatic Mixing Valve which will be after the hot water outlet from the heater. There maybe adjustment on that or it may need replacing. Of course you can bypass it to get by - be warned that you may get scolding water at the shower. On the other hand you may get water at the sink that, at last, you can wash the dishes in.

No filter on the hot water line.

Anode replaced in May this year, removed yesterday & barely marked, emptied tank, back flushed & restored.

Unable to find any mixing valve - according to the local Jayco dealer here in Orange not all manufacturers use them?

No outside shower.

Just on the off chance if you haven't struck the problem yet. I was doing the plumbing on my Suburban and found the piping, (if its copper) can bottom out in the water tank itself if the copper pipe is pushed in to far. This might restrict your flow into or out of the tank. It does stop if you push the pipe in to far but I suspect it bottoms out on an internal elbow inside the tank. I used nipples and ginko fittings with copper olives and realized the copper was going in deeper than it should. There is no shoulder on the tank piping to stop this.

Still could be a faulty mixing valve or low setting on the valve. See if you can trace the hot pipe. Should be somewhere close by with 3 pipes going into it.
