Thanks Dirk, just had another quick look under the van for that mixing valve & found it.

Ground is bloody wet at the moment so will wait a couple of days then have another look at it... as the van is on the front lawn & we are in the house no great rush at the moment.

Chuck,

Wet and cold up here to, real crazy weather.

The valve you found under the van might be a non return valve. 2 pipes it would be a non return, but if there are 3 then its the mixer, (tempering valve).

Chuck likes the NON RETURN types (self preservation) and as for those mixers :roll: well there is a story there for sure ;)
