After reading through an article regarding future disruption (thank you Peter for the email link) a few items need to be brought into the picture for a better over all view.
One item mentioned a steak could be grown faster in a petri dish than on the hoof and by the end of this yr it would also be cheaper. That greatly reduces the value of cattle grazing property because only the really rich will be able to afford to buy on the hoof beef products and the flow on effect with transport, abattoirs, butchers and so on will mean the economy of volume will go and prices will climb even higher.
Next is crop production, if there is no longer a huge market for cattle feed stock then concentration will turn to human food stock, and is growing them in soil out in a paddock still the best and over all most economical method? Look at places like SunDrop near Port Augusta SA that grow tomatoes using the sun and sea water, set up on salt flats that would not grow a normal crop they now produce a good percentage of the national tomato crop. What would happen if multiples of this model started to spring up and moved to growing other crops normally grown in soil? When they move to growing rice that way the whole irrigation thing might get turned on its head, no more issues with salinity in the ground water so properties that were at one stage considered worthless might actually have all the water required. What value would a property that was dependant on buying water be compared to a property that had all the water needed to operate a new form of farming that wasn't reliant on the weather being just right?
Are the Chinese and other foreign nationals buying up the present day best properties just pushing better research into how to better utilise the remaining properties eventually resulting in the huge price paid by these people turning into very poor investments.
